Grunewald House
Located in Berlin’s Grunewald district, Reimann Architecture is designing a freestanding three-storey single-family residence that establishes a clear dialogue between architecture, landscape, and privacy. The design is based on two carefully developed floor plan concepts and is complemented by an integrated underground garage as well as a generously connected spa area.
Embedded within a well-established villa neighborhood, the building is conceived as a tranquil retreat. The architectural approach consistently takes the interior as the point of departure, extending it seamlessly into the surrounding exterior spaces. Generous openings, clearly structured spatial sequences, and a deliberately restrained material palette define the building.

What makes our collaboration exceptional is that Julius lives this reality himself. His advice is grounded in first hand experience, which gives us real confidence. «

Carefully zoned areas and a finely tuned atmospheric design create a private wellness environment that unites calmness, functionality, and architectural clarity.
The interior is defined by polished terrazzo flooring, complemented by warm timber accents, bespoke built-in elements, and textured fabric ceilings.
